13 Contracts Signed

Thirteen contracts were signed last week in Manhattan at $4 million and above, 6 fewer than the previous week. Condos outsold co-ops, 6-4, with 3 townhouses in the mix.

Stat Geek Alert: Last week’s total was the lowest since the last week in December, when 13 contracts were also signed.

The No. 1 contract was 48N at 50 West 66th Street, asking $23 million; it started marketing off of floorplans last summer. The condo has 3,395 square feet including 4 bedrooms and 4.5 bathrooms, 13-foot-high ceilings with views of Central Park and the Hudson River. A 147-square-foot loggia is off the living room. This is the 5th time this year that a unit in 50 West 66th Street has taken the No.1 or 2 spot in this report. Amenities in the 39-story, 122-unit condo include doormen, a fitness center, indoor lap pool, an outdoor saltwater pool and jacuzzi, basketball and pickleball courts, screening room, game room, bike room, and dog-washing facility.

The No. 2 contract was 33C at 15 Central Park West, asking $18.95 million, reduced from $19.995 million when it was listed in June 2022. The condo has 2,761 square feet including 3 bedrooms and 3.5 bathrooms. A living room, formal dining room, and 3rd bedroom/library face Central Park. The owner purchased the apartment from the sponsor in 2008 for $10,131,588.

The building was designed by architect Robert A.M. Stern. Amenities include a 14,000-square-foot fitness center with a 75-foot pool, a private restaurant for residents only, a landscaped motor court and garage, library, business center, game room, outdoor terrace, and children’s playroom.
