11 Contracts Signed

Eleven contracts were signed last week in Manhattan at $4 million and above, 8 fewer than the previous week. Condos outsold co-ops, 9-1, and 1 townhouse was in the mix.

Stat Geek Alert: Last week’s total marked the worst performance in the luxury market in almost year. The last time the market recorded a total this low was the post Labor Day week of September 5-11, 2022, when 10 contracts were signed.

The No. 1 contract was PH88 at 157 West 57th Street, asking $34 million, reduced from $45 million when it was listed in June 2022. The condo has 6,231 square feet including 5 bedrooms and 5 bathrooms. A 58’ x 26’ great room and the 30-foot master bedroom have views of Central Park. The building was designed by Pritzker Prize-winning architect Christian de Portzamparc, with interiors by Thomas Juul-Hansen. The 90-story, 90-unit condo was built above the 5-star Park Hyatt Hotel, which has a separate entrance for its 210 rooms. Amenities include use of hotel services, a fitness center, pool, private dining, a library lounge, performance space, and a garage. The seller paid $28 million in May 2020.

The No. 2 contract was unit 1103 at 225 West 86th Street, asking $8.35 million. This prewar condo has 3,138 square feet including 4 bedrooms and 4.5 bathrooms. It features a 26’ x 17’ great room and a 17-foot eat-in kitchen with Molteni cabinets. The building is called the Belnord, a prewar rental turned condo with the renovation designed by Robert A.M. Stern. Amenities include doormen, fitness center, children’s playroom, and lounge. The Belnord has garnered considerable notice since appearing as the backdrop for 3 seasons in the Hulu series Only Murders in the Building, starring Steve Martin and Martin Short.
