18 Contracts Signed

Eighteen contracts were signed in Manhattan last week at $4 million and above, the same total as the previous week. Condos outsold co-ops, 11-4, with 3 townhouses in the mix.

Stat Geek Alert: Last week’s total outperformed the 10-year, post-Labor Day week average of 16 contracts signed.

The No. 1 contract was 92E at 217 West 57th Street, asking $38,448,000. The unit has 11-foot, 7-inch-high ceilings and 4,251 square feet that includes 4 bedrooms, and 4.5 bathrooms; it has sweeping views of Central Park from the living room, dining room, and eat-in kitchen.

The unit is in Central Park Tower, a 1,550-foot-tall skyscraper with 179 units and over 50,000 square feet of amenities including indoor and outdoor pools, a fitness center, a children’s playroom, and a club room with a ballroom, bar, dining facilities, and a cigar lounge.

The No. 2 contract was the 8th floor at 1165 Madison Avenue, asking $22 million. It was listed at the end of August and sold over the asking price because of multiple bidders on the property. The unit has 6,094 square feet with nearly 14-foot ceilings, 5 bedrooms, and 6.5 bathrooms. It is in the newly completed 12-unit, 13-story condo called The Bellemont, designed by architect Robert A.M Stern. Amenities include a concierge, fitness center, squash court, roof terrace, children’s playroom, and screening room. The seller paid $19,088,024 in May 2022.
