8 Contracts Signed

Eight contracts were signed last week in Manhattan at $4 million and above, 2 fewer than the previous week. Condos outsold co-ops, 6-1, and 1 condop was in the mix.

Stat Geek Alert: That terrible total of 8 contracts was the lowest since the week of August 15-21, 2022, when 8 contracts were also signed. The total dollar volume of $45,414, 999 was the lowest since the pandemic was raging: July 27-August 2, 2020, when 6 contracts were signed totaling $36,543,000.

The No. 1 contract was PH at 44 Lispenard Street, asking $7.5 million, reduced from $7.95 million when it was listed in October 2022. The condo triplex penthouse has 3,196 square feet including 3 bedrooms and 3.5 bathrooms. Three terraces total 1,200 square feet. The top floor has an office/den with a fireplace that opens onto a terrace with an outdoor kitchen. There are no amenities in the building. The seller paid $7,050,000 in June 2018.

The No. 2 contract was 14AB at 21 East 90th Street, asking $6,195,000; it sold immediately. The 9-room co-op has 4 bedrooms and 4 bathrooms, plus 3 fireplaces. A 32-foot living room and a 24-foot great room face Central Park and the Jacqueline Kennedy Onassis reservoir. The master and 2nd bedroom open onto a strip terrace (4’x42’). Monthly maintenance is $10,978. Amenities include doormen and bike storage.
