19 Contracts Signed

Nineteen contracts were signed last week at $4 million and above, 3 more than the previous week. Condos outsold co-ops, 13-3, and 3 townhouses were in the mix.

The No. 1 contract was 2ABC at 1016 Fifth Avenue, asking $29.5 million. It has been on and off the market since April 2021, starting at $37 million and cycling through 2 brokerage firms. The 14-room co-op has 6 bedrooms, 8 bathrooms, an eat-in kitchen, a 1000-bottle wine cellar, and 2 fireplaces. The living room, library, and formal dining room span 64-feet overlooking Fifth Avenue. The sellers extensively renovated after purchasing 2AB for $8.9 million in 2009 and 2C for $2.85 million in 2010. Amenities in the building include doormen and a fitness center. A note on the sale: Only 7 co-ops have gone to contract this year at $20 million and above.

The No. 2 contract was a brownstone at 24 West 10th Street, asking $22.5 million, reduced from $29.5 million when it was listed in April 2021. The 22-foot-wide, 6-story house has 9,000 square feet including 7 bedrooms, 6 bathrooms, 3 powder rooms, and an elevator, plus a landscaped garden and roof deck. The house is in very good condition. Annual real estate taxes are $117,915.68.
