24 Contracts Signed

Twenty-four contracts were signed last week in Manhattan at $4 million and above, four more than the previous week. Condos outsold co-ops, 14-4, with 2 condops and 4 townhouses in the mix.

The No. 1 contract was 42NS at 50 West 66th Street, asking $45,750,000. The 6,942-square-foot condo is a combination of 2 units that includes 5 bedrooms, 5.5 bathrooms, and 14-foot ceilings with Central Park views. A 56-foot great room facing Central Park is flanked by 2 loggias. This is the 5th time this year that a unit in 50 West 66th Street has taken the No.1 spot in this report. Amenities in the 122-unit condo include doormen, a fitness center, indoor lap pool, an outdoor saltwater pool and jacuzzi, basketball and pickleball courts, screening room, game room, bike room, and dog-washing facility.

The No. 2 contract was the 83rd floor at 157 West 57th Street, asking $34 million. The apartment sold immediately, but it’s hard to imagine that any champagne was popped: The seller paid $45,824,750 in December 2016. The condo has 6,240 square feet including 4 bedrooms and 5.5 bathrooms. A 57’ x 25’ great room and the 30-foot master bedroom have sweeping views of Central Park. The building was designed by Pritzker Prize-winning architect Christian de Portzamparc, with interiors by Thomas Juul-Hansen. The 90-story, 90-unit condo was built above the 5-star Park Hyatt Hotel, which has a separate entrance for its 210 rooms. Amenities include use of hotel services, a fitness center, pool, private dining, a library lounge, performance space, and a garage.
