26 Contracts Signed

Twenty-six contracts were signed last week in Manhattan at $4 million and above, five more than the previous week. Condos outsold co-ops, 17-5, with 4 townhouses in the mix.

Stat Geek Alert: Last week’s total of 26 deals was the largest since the first week in October when 26 contracts were also signed.

The No. 1 contract was 23A at 730 Fifth Avenue, asking $56,000,000, reduced from $65,586,000 when the building started marketing in January 2020. The condo has 6,296 square feet, spanning the entire 23rd floor and including 4 bedrooms, 5 bathrooms, a library, home theater, and a powder room. The ceiling height is 10 feet 9 inches, and the rooms are large in scale, with an 18’ x 37’ living room and a 20’ x 26’ master bedroom. Monthly common charges and taxes total $36,955.

The apartment is in the Aman New York Residences, which has 22 condo units that sit above the 83-room Aman Hotel. The condo has its own private entrance on 56th Street, and residents can access the hotel’s amenities that include 2 restaurants, a jazz club, and a 25,000-square-foot facility with a lounge, spa, and fitness center with a pool. The buyer is domestic and owns another Aman residence. There have been 17 closed sales averaging $7,710/sq.ft.

The No. 2 contract was 43A at 200 Amsterdam Avenue, asking $22,500,000, raised $1 million since the building started marketing in September 2019. The new condo unit occupies the entire 43rd floor; it has 4,672 square feet including 4 bedrooms and 4.5 bathrooms. The unit spans nearly 100 feet overlooking Central Park with 2 balconies totaling 274 square feet; it also has city and Hudson River views. Amenities include a fitness center, a 75-foot saltwater pool, yoga and Pilates studios, a golf simulator, a meditation room, men’s and women’s steam rooms, an infrared sauna, a lounge, children’s playroom, and a landscaped terrace. Monthly common charges and taxes total $21,542. The buyer is local.
