29 Contracts Signed

Twenty-nine contracts were signed last week in Manhattan at $4 million and above, 3 more than the previous week. Condos edged out co-ops, 14-10, with 1 condop and 4 townhouses in the mix.

Stat Geek Alert: The last time the market recorded 29 signed contracts was the last week of June 2023, almost 8 months ago.

The No. 1 contract was PHW at 135 East 79th Street, asking $19,995,000, reduced from $22,500,000 when it was listed at the end of November. This duplex condo penthouse has 5,086 square feet including 5 bedrooms, 5.5 bathrooms, and 2 terraces totaling 773 square feet. A living room with a fireplace and formal dining room open onto one terrace and the other terrace is off the kitchen, den, and the 5th bedroom. Amenities include a doorman, concierge, fitness and yoga rooms, bike room, a lounge with a catering kitchen, plus a landscaped courtyard. The seller paid $23,419,750 in January 2014.

The No. 2 contract was 7A at 27 Wooster Street, asking $18,950,000; it was listed in April 2023. The full-floor condo has 5,075 square feet including 4 bedrooms and 4.5 bathrooms, plus a little balcony off a bedroom hallway. The unit features a corner 30’ x 32’ living room with windows on 3 sides, a 28-foot master bedroom with a giant bathroom and 2 large walk-in closets. A parking spot was included in the sale. Amenities include a 24-hour attended lobby and a fitness room. The seller paid $16,801,125 in March 2016.
